What moves the price

  • Time before drying started. The single factor you control. Hours = drying. Days = demolition, possible mold scope.
  • Spread. One bathroom vs. water that crossed three rooms along the slab under flooring.
  • Materials. Tile over slab survives; laminate and engineered wood usually don't; saturated cabinets are a judgment call that belongs in writing.
  • After-hours response. Emergency dispatch can carry premiums — worth asking, but slower response to save a fee usually costs more in scope.

Why do estimates vary so much between companies?

Scope interpretation. One company plans to dry your drywall in place; another plans to cut it all out. Ask each bidder to walk you through what they're saving vs. removing and why — that conversation reveals both the price difference and who you should trust.

Does insurance pay these numbers directly?

Most restoration companies bill insurers using Xactimate, the same estimating software adjusters use, so covered claims usually settle close to the working estimate minus your deductible. You remain responsible for your deductible and anything outside coverage.

Is it cheaper to just run fans myself?

For a small clean-water spill caught immediately, maybe. For anything that reached walls or ran for hours, DIY drying usually costs more long-term: undetected moisture becomes mold remediation plus repairs — on a claim that's now harder to get covered because mitigation was delayed.
