Mold After Water Damage
"It's a dry climate" is the most expensive sentence in Arizona water damage. Outdoor humidity doesn't matter to the wet cavity behind your drywall — and in summer heat, that cavity is a petri dish within days.
The timeline working against you
On wet building materials, mold can begin establishing within 24–48 hours (EPA guidance). A ceiling soaked by a swamp cooler leak on Friday can smell musty by Monday. This is why restoration pros treat drying as an emergency service, not a scheduling item — and why a water loss that was "handled" with a fan and a weekend is the most common origin story for a mold job.
Small patch or real problem? The 10-square-foot rule
Two things amateurs get wrong:
- Killing it isn't removing it. Bleach on drywall doesn't fix the problem — dead mold is still allergenic, and the moisture that fed it is still in the assembly. Remediation means removal of affected porous materials plus fixing the water source.
- Disturbing it spreads it. Tearing out moldy drywall without containment seeds spores through the house via the HVAC. Pros build containment and run negative air for a reason.
What professional remediation involves
- Moisture source fixed first. Remediation without fixing the leak is a subscription, not a cure.
- Containment and negative air around the work area so spores don't travel.
- Removal of affected porous materials (drywall, insulation, pad); HEPA vacuuming and cleaning of what stays.
- Dry-out and verification — moisture readings confirming the assembly is dry before rebuild.
- Clearance. For larger jobs, ask about post-remediation verification before walls close up.
Insurance reality
Mold coverage rides on the water event that caused it. Mold from a sudden covered loss (burst pipe you addressed promptly) is often covered, frequently with a mold-specific cap.
