Monsoon season officially runs June 15 through September 30. The storms are the best show in the desert — dust wall, then cloudburst — and most of the water damage they cause enters through failure points you can find and fix in a weekend.

Why an inch of monsoon rain hits harder here

Months of heat bake the ground hard and load roofs with UV-stressed seals, then a storm cell drops intense rain in under an hour. Sun-hardened soil sheds water like pavement, streets and washes run, and any weakness in the envelope — a cracked seal, a blocked scupper, a low threshold — gets found the same night. Wind ahead of the rain also opens roofs (lifted shingles, shifted tiles) minutes before the water arrives.

The pre-season checklist (an afternoon, mostly free)

Roof

• Walk the perimeter with binoculars (or hire the inspection): lifted/cracked shingles or tiles, especially edges and ridgelines that pre-storm winds work first.
• Every penetration — vents, cooler stand, skylights — gets a seal check; UV-cracked mastic is the single most common entry point.
• Flat or low-slope sections: clear the scuppers and canales. A blocked scupper turns a parapet roof into a pond, and ponded water always finds a way down.

Ground level

• Grading should fall away from the slab on all sides; settled gravel and planters that trap water against the stem wall are the slow-motion version of a flood.
• Check door thresholds and weatherstripping on the sides facing storm approach — wind-driven rain exploits worn sweeps.
• Clear yard drains and channels of a year's debris before the first storm does it for you, in the wrong direction.

Systems

• Swamp cooler: full seasonal check — monsoon wind shakes marginal lines loose.
• Know your main water shutoff and your breaker panel in the dark. Storm damage plus a plumbing failure is not the moment to learn the house.

When the storm wins anyway

Two things to remember at 2 a.m. with water coming in: where it entered decides your insurance — rain through wind damage above is typically a homeowner's claim, rising water from ground level is flood insurance territory (the breakdown) — and outside water is contaminated water, handled with the flood cleanup rules, not the mop. Photograph the entry point while it's obvious; dried stains argue, dripping video doesn't.
